Prices
1. The published price is for the whole house for up to 7 people. If booking an 8th adult there is an extra charge. The price is inclusive of gas, electricity, water, wifi, bedlinen and towels.

2. Prices published on the website are subject to change. This does not affect existing bookings.

Occupancy

3. The letting period is from 4pm on the day of arrival to 10am on the day of departure, to allow for changeover between guests. When bookings allow we may be able to make exceptions to this by prior arrangement.

4. Guests have exclusive access to the entire house.

5. Borrowdale House accommodates up to a maximum of 8 adults plus 2 infants (under 2 years of age). Total guests must not exceed that number.

Short breaks

6. Where available, short break prices are published on our website. If no price is shown, a short break may be possible with late availability - please contact us.

7. Short breaks normally start on a Friday for 3 nights or on a Monday for 4 nights. A different start date and stay length may be arranged if available.

Payment

8. We request payment 4 weeks before the start of your stay. If your stay is booked less than 4 weeks before the start date, the full amount is requested to secure the booking.

Cancellations

9. If you need to cancel your holiday with us, we will do our best to re-let the house. If successful, we will refund you the amount you paid, minus a £20 charge for the extra work involved. If we are unable to re-let the house, we regret that we will not be able to refund you.

Baby/toddler equipment

10. We have a range of equipment for babies or toddlers, including two travel cots with bedding, two highchairs, and a stair gate. These items are lent on the understanding that you leave them in a very clean condition. Please wipe the cot rails and the highchairs before you leave.

House rules
Summary: quiet after 11pm, no parties, no smoking, no pets, leave the house clean and tidy

11. Borrowdale House is on a quiet residential street, and out of respect for our neighbours it is a strict condition of staying here to keep noise to a minimum after 11pm and to reasonable levels at all other times.

12. Parties are not allowed at Borrowdale House. This includes loud music, excessively loud talking or shouting, drugs or excessive alcohol consumption, and extra people not included in the booking.

13. We ask you to leave the house clean and tidy, and to inform us of any damage or breakages. Significant damage must be paid for.

14. Please do not move furniture items around the house. Everything must be left in the place it was found.

15. Borrowdale House is non-smoking. If you smoke in the house we reserve the right to terminate the accommodation provision without refund.

16. Pets are not allowed in any part of Borrowdale House. If you introduce animals into the house we reserve the right to terminate the accommodation provision without refund. The only exception is an assistance animal, and this must be notified to us in advance at the time of booking.

What you can expect from us

17. We will provide you with a clean and comfortable holiday house with all the facilities described on our website. Please let us know straight away if anything is not as expected or not working, so that we can rectify it as soon as possible.
